Accessory Dwelling Units are encouraged within the City of Leavenworth, especially for local workforce housing and extended/elderly housing. An accessory dwelling unit (ADU) is a second dwelling on the same parcel of land as a single-family dwelling. ADUs can be within, attached or detached from a single-family dwelling. All ADUs require a building permit.

To encourage ADUs, the City has partnered with Syndicate Smith to develop pre-approved ADU construction plans. Each of the plans is designed to be less than 900 square feet (SF) which permits the use of the existing water/sewer connections, when possible. Larger ADU development, up to 1200 SF is permitted but there are not pre-approved construction plans available.

For the pre-approved ADU construction plans, there are four layout options, each with two different styles – modern or traditional. To get started follow each of the steps below.

Questions can be directed to [email protected].

Choose Your Design

Leavenworth has four pre-approved design to consider, below.

When reviewing designs think about the overall space available for your ADU, including, setback requirements, lot coverage and the one additional parking space required, see Site Plan.

Pre-approved ADUs are less than 900 square feet and can be developed, in most cases, connecting to existing water and sewer.

When you’re ready to proceed, connect with the designer to begin the licensing process.

License the Plan

Contact the designer to license their plan.

You may choose to hire them to prepare the site plan you will need to get a construction permit.

You can use their plan on your own or with another professional preparing the site plan.

Additional services include Construction Administration Services through construction.

Prepare Your Site Plan

To complete permitting, you’ll need a complete building application, including a site plan that shows the pre-approved ADU on your property, see Site Plan for all required components.

The designer of your plan can help you with this step.

Get Your Permit

Good news! By choosing a pre-approved design, the permitting process streamlined.

Review the Residential Building Permit Requirements, and then fill out the building permit and indicate that you are submitting pre-approved plans, see Building Permit Application.

You may request reduced building permit and utility connection fees if using this ADU as a long-term rental, see xx for more information. PENDING

Once the review is complete you have paid your permit fee the building permit will be issued and you can begin construction.

We also accept plans submitted for residential…should we add this as an option/link here also?
